Hualalai Court

Hualalai Court is a planned development with 2-story structures designed for 105 affordable workforce residential units. These units consist of 73 one-bedroom, 29 two-bedroom, and 3 3-bedroom units, for households earning no more than 60% AMI.

The occupancy of affordable housing in the 60% AMI range in Hilo is about 97%. There are only 82 one-bedroom and 294 two-bedroom affordable units currently while the waitlist exceeds 600. The long waitlists are made worse by low placement rates and low vacancy rates. In addition, Hilo is a college town with about 4.300 students, of the 1,700 students who received PELL grant funding, most likely many of them are low-income students who are eligible for affordable housing.
